Design and Pre-Construction
Schematic Design: You share your project needs, ideas, goals, budget, and schedule. We develop preliminary design sketches and concepts based on your requirements, which help explore and illustrate possible options. Together, we review different options, going over the various pros and cons and responding to your input.
Design Development: Once the Schematic Design is agreed upon and there is a clear definition of the project’s scope, we advance the design, determine materials, and develop product specifications.
Construction Documents: A continuation of the Design Development where working drawings and specifications are finalized in order to obtain building permits, and to solicit bids from the contractors to build the project.
During the Bidding and Negotiation phase, we can advise on the choice of contractor by evaluating bids and resumes and assist in the preparation of the contracts between the client and the contractor.
Construction Administration
When Construction begins, we consult with you, conduct site visits to determine if construction is proceeding in general accordance with the Construction Documents and design intent, and advise if workmanship meet acceptable standards, all in an effort to aid in the successful realization of your envisioned design.
Project Close-Out
Once construction is complete, we conduct a thorough review of the project to ensure that all objectives have been met and that execution meets specifications. From final inspections to client walk-throughs, we are committed to ensuring your satisfaction.
